How To Update a Rental Property Bathroom on a Budget

Happy 2020! It is a new year and a new opportunity to share ideas and learn. Advancing my education and taking action has been key to my yearly growth as a person and business owner. I am excited to learn more about what I don't know or understand and share what what I have learned so far. Today, I will share some tips about updating and fixing a rental property bathroom on a budget.

Bathtub, Tile and Shower Surround

This is the area of the bathroom that typically cost the most and can be scary for most people. The idea of ripping out tile, drywall and bathtubs can add up fast. Before demo starts, I would suggest a fix that can be easier and have lasting value. Glazing. Glaze your shower, surround, tub and anything that you can. I suggest to glaze all things white. A quality glaze will last for years and extend the life of your existing tub, tile and surround. Once you glaze, replace all fixtures with new and it will look way better than you would have ever thought.

Toilet and Vanity

If the toilet is gross, remove and replace. Go to the hardware store and get a new toilet for $100 or less, it's worth it. Vanities on the other hand can be repainted and fixed up with new hardware / facet. If not, grab a new one for $150-$250.

Hardware

Purchase new hardware, unscrew the old and screw on the new. This is a fast, cheap and easy fix that will make a bathroom feel clean and refreshed in no time.

Paint

A fresh coat of paint is another easy and cheap($50-$100) fix. Refreshing the wall colors and paint scheme automatically makes a dirty dingy bathroom feel clean and fresh. I would suggest using a little pre-made drywall mud ($5-$10) and patch small holes, cracks or dents in the walls. Once that is done, prime and paint. Pro tip, always spend up and take the time to prime walls. Priming makes your finish product look better, last longer and it will help seal in any bad odors from the old paint.

Flooring

If the flooring is tile, glaze it! If it is peel and stick, remove and grab some of the new thicker peal and stick tiles that can be grouted. The grout-able peel and and stick tiles can transform the look for a lot less money. This type of flooring is easy to install and you can do it yourself with minimal tools.
